Legacy Capital Partners is a private equity firm founded by David St. Pierre and Mitchell Schneider in August 2004 with the goal of providing real estate developers with a reliable and efficient source of patient and flexible equity capital. The company's co-founders possess more than 40 years of collective experience in the commercial real estate industry, each bringing complementary background and skill sets to develop a unique investment strategy. Borne from St. Pierre's extensive background in commercial real estate finance and Schneider's broad real estate development and ownership experience, a new company was formed, and a different investment philosophy introduced.

Real estate is a long-term asset and is suited to a long-term capital source. Yet, the vast majority of the equity capital available in the market is focused on short-term "merchant build" strategies in which the equity capital provider is seeking a complete liquidation of their investment within three to five years. Legacy Capital Partners' philosophy is different. We are interested in holding properties for longer periods in order to capitalize on recurring income streams and longer-term value creation.

Legacy Capital Partners' investors are predominantly high-net-worth individuals and families who are interested in making direct investments in real estate development projects and are attracted, not opposed, to longer investment periods. Our investors are looking to participate in the returns that the real estate development process can yield, as well as the tax advantages that result from direct ownership.

Legacy Capital Partners is targeting projects requiring an equity investment up to $15 million. Our investment strategy is squarely focused on value creation opportunities (i.e., "ground-up" development or the substantial redevelopment of existing assets) with a concentration on mixed-use, retail, and for-rent multifamily projects.

Legacy Capital Partners is a developer-oriented capital provider. What might set off an alarm with a purely financial partner won't with Legacy Capital Partners; we understand the development business and can distinguish between what is a real problem and what is not.

Our approval process is streamlined compared to other sources of equity capital, which are subject to multiple levels of review and red tape. The Funds are discretionary and all investment decisions are made by the Funds' co-founders, David St. Pierre and Mitchell Schneider.
